The roof size is measured: we sized 4,184,852 real roofs from satellite building footprints across 50 US cities.[1][7]

Assumed

The price is assumed: it starts from one national starting rate per square foot, installed — $6.25 for asphalt shingles, $13.00 for metal, $15.50 for tile — and we then adjust that rate for what roofers get paid in each metro, using government wage data.[3]

We have not measured what anyone charges.

Where these numbers come from

Three inputs build every price on this page: a measured roof size, an assumed starting rate per square foot, and a sourced local pay factor.

Roof sizes Measured

Source. Building footprints from Microsoft's open building footprint dataset, derived from satellite and aerial imagery, then measured.[1] The data is used under the Community Data License Agreement – Permissive 2.0.[2]

Coverage. 4,184,852 roofs across 50 cities. Data date 2026-09-06.

Method. Set out in full at how we measure roof size.[7]

Starting rates Assumed

Rates. $6.25 for asphalt shingles, $13.00 for metal, $15.50 for tile, per square foot, installed.

Where they come from. These are the same starting prices our instant quote tool uses before a roofer sets their own. No roofer quoted them, and no market survey produced them.

Band. Each figure is shown 15% either side of the rate. The control at the top of the page replaces the rate everywhere on the page.

Local pay Sourced

Source. US Bureau of Labor Statistics, Occupational Employment and Wage Statistics (OEWS), mean hourly wage for Roofers (job code 47-2181), 2025 data.[3] bls.gov OEWS bls.gov

How it is used. Each metro's mean hourly wage is divided by the US mean of $27.95 an hour. That ratio is the "local roofer pay vs US" column in the tables.

Gaps. 2 cities have no metro-level wage published, so they use their state's average instead: Tallahassee and Durham.

How local pay is applied Assumed

Formula. Price = rate per sq ft × roof size × (60% × local roofer pay + 40%).

The 60% is an assumption: we assume labor is about 60% of a roof replacement and materials about 40%, so only the labor part moves with local pay.

Its basis. Forbes Home puts roofing labor at up to 60% of a job, read September 13, 2026.[6] We use 60%, and we are calling it an assumption, not a measurement.

What changes the price

Five inputs move a roof price. This page measures one of them, assumes two, and does not account for the other two.

  • Size. Measured Roof area is the largest input: every price here scales directly with square footage. It is the one input taken from real measurement.[1][7]
  • Material. Assumed The three materials priced here use different starting rates: $6.25 for asphalt shingles, $13.00 for metal, $15.50 for tile, per square foot, installed.
  • Local pay. Sourced Each metro's figure moves with the BLS mean hourly wage for roofers in that metro, applied to the assumed 60% labor share.[3]
  • Pitch and shape. Not covered Roof area is estimated from the building footprint with a single flat pitch factor, so a steep or complex roof is not distinguished from a simple one.[7]
  • Existing layers. Not covered Removing old roofing before a new roof goes on is not included in any figure on this page.

The sizes. Building footprints drawn from satellite and aerial imagery were measured one by one.[1] Those sizes are real.

The prices. Each size is run through the same starting prices our instant quote tool uses before a roofer sets their own rates, then adjusted for local roofer pay.[3] No price here was quoted by anyone.
